By accessing or using BalkanStays (the “Platform”), you agree to be bound by these Terms of Use. If you do not agree, you may not use the Platform.
2. Registration
- Users must be at least 18 years old to register.
- By registering, users agree to provide accurate, current, and complete information about themselves.
- BalkanStays reserves the right to suspend or terminate any account for false information, illegal activity, or violations of these Terms.
3. User Responsibilities
- Users are responsible for all activities under their account.
- Users agree to comply with all applicable laws and regulations when using the Platform.
- Users will not use the Platform for any unlawful, fraudulent, or harmful activities.
4. Listing of Properties
- Users guarantee they have the right to list the properties they post.
- BalkanStays is not responsible for the quality, safety, or legality of any listed property.
- BalkanStays reserves the right to remove or suspend any listing at any time, without prior notice.
5. Payments
- Currently, BalkanStays does not charge for listings or bookings.
- When a payment system is integrated in the future, users will be notified of all fees, charges, and payment processes.
- Users are responsible for accurate payment and billing information.
- BalkanStays is not liable for any payment disputes or errors except as explicitly stated.
6. Import of Listings
Users may import content from external platforms (e.g., Booking.com, Airbnb) via user-confirmed import.
Users must have the legal right to import all content.
BalkanStays assumes no responsibility for copyright or legal issues related to imported content.
Indemnification:
Users agree to indemnify and hold BalkanStays harmless from any claims, lawsuits, or losses arising from imported content or copyright infringement.
Example:
If a host imports a photo from Airbnb and Airbnb claims copyright ownership, the host—not BalkanStays—is responsible for resolving the dispute.
7. Privacy
BalkanStays respects user privacy and stores all personal information securely.
Personal data (name, email, phone number, listing information) is accessible only to BalkanStays and the user who uploaded it.
Data is retained only as long as necessary to provide the service and comply with legal obligations.
8. GDPR Compliance
Users from the European Union have the right to access, correct, or request deletion of their personal data.
BalkanStays complies with GDPR regulations.

9. Limitation of Liability
BalkanStays is not liable for any direct, indirect, incidental, or consequential damages arising from use of the Platform, including but not limited to property listings, bookings, or imported content.
BalkanStays provides the Platform “as is” without warranties of any kind.
10. Termination
Users may deactivate their account at any time.
BalkanStays may terminate or suspend any account or access to the Platform at any time for violations of these Terms or applicable law.
11. Changes to Terms
BalkanStays may modify these Terms of Use at any time.
Updated terms will be posted on the Platform, and continued use constitutes acceptance of the updated Terms.
